Coco Bay Lake Shoreline Restoration Project

Lake Doctors is completing a 6,600-foot shoreline restoration project around the lakes in Cocoa Bay. This project will protect the shoreline, improve the look of the community, and preserve property values for years to come.

Why This Project Matters

Over time, wave action and runoff have caused soil erosion around the lake, gradually eating away at common areas and private backyards. Left untreated, this erosion increases maintenance costs, creates safety hazards, and can expose the HOA to liability.

How We Fix Soil Erosion

We’re installing the SOX® erosion control system, a proven, environmentally friendly shoreline protection method. The system uses a heavy-duty containment “sock” filled with clean soil, then covered with sod. This creates a stable, natural-looking shoreline that stops erosion, restores lost land, and blends seamlessly into your HOA lake lawns.

Installation Process

Layout– SOX® material is placed along the shoreline.

Fill – The system is filled with clean soil to rebuild the shoreline.

Sod– Fresh sod is installed on top, blending the shoreline into existing lawns.

Project Timeline

The project will be completed in stages over a two-month window:

  • Stage One (Lake 1 – Layout):SOX® product is installed along the shoreline.
  • Stage Two (Lake 1 – Fill / Lake 2 – Layout):While Lake 1 is being filled with soil, crews will begin installing SOX® on Lake 2.
  • Stage Three (Lake 1 – Sod / Lake 2 – Fill / Lake 3 – Layout):Sod is installed on top of Lake 1 while Lake 2 is being filled and Lake 3 is being laid out.
  • The process continues in this tandem, rolling sequenceuntil all lakes are complete.

This schedule allows the community to complete the full project in approximately 8 weeks.

Where the Work Happens

  • All work takes place around the lakes and just outside the backyards that back onto the shoreline.
  • No streets or front yards will be impacted.
  • Crews may need temporary access to backyards for equipment and staging. Residents will be notified if this applies to their property.

Pool Area & Staging

  • The community pool will remain open during the project.
  • Equipment, trucks, and soil fill will be staged in the pool parking lot.
  • Parking at the pool will not be availablewhile work is ongoing.
  • Residents will still be able to use the pool by walking in via the sidewalk, which will remain accessible at all times.
  • Work crews will keep staging areas organized and safe, with clear separation between resident access and work zones.

Frequently Asked Questions

What about my irrigation system?

We will work around the lake intake irrigation lines that feed your pump systems. Heads, zones, and sprinklers in your yard will not be moved or adjusted.

No. The SOX® system should never be punctured. Stakes, posts, or new trees should not be driven through it.

  • During construction: Please avoid stepping on it.
  • After sod installation: Once the sod is established (about 3–4 weeks), normal walking on the area is fine.
  • Heavy use (lawn equipment, furniture, etc.) should be avoided directly on top of the product.

If a tree conflicts with SOX® placement, it may need to be removed. In most cases, existing trees can remain; our team will decide case by case.

Large growth (like a palm tree or woody plant) should be removed, since roots can compromise the structure. Turf and sod are the only vegetation meant to grow directly over the system.

  • Water sod as you normally would to ensure it establishes.
  • Do not dig, puncture, or plant through the shoreline.
  • Mow with care along the edge; avoid scalping the sod.
