Landscape is one of the last trades on a job, which means it is squeezed between final grade, the certificate of occupancy and an owner who wants the site to look finished. A landscape subcontractor who shows up late, installs the wrong plant or leaves the punch list open holds up the whole closeout. General contractors need a sub who reads the plans, works to the schedule and documents everything.

Green Image works with general contractors on commercial projects across Palm Beach, Broward and Miami-Dade counties. We review the plans early, coordinate irrigation and drainage with the other trades, put every substitution in writing and close out with photos.

From Plan Review to Final Grade

  1. Plan review. We read the landscape, irrigation and civil sheets together and send written questions on conflicts, missing details and material availability before we price.
  2. Schedule. Our work is sequenced against final grade, utility work and the inspections your project requires, so we are not planting where another trade still needs to dig.
  3. Irrigation coordination. Sleeves, mainlines and controller locations are coordinated with the site and building trades before paving and slab work cover them.
  4. Install. Trees, sod, beds and irrigation go in to plan, with photos taken as each area is completed.
  5. Inspection support. We have the work ready and documented when landscape and irrigation inspections come up.

What We Self Perform and What Goes to Licensed Subs

Self performed by Green Image:

  • Planting: trees and palms, shrubs, groundcover and seasonal color.
  • Turf: sod and soil preparation.
  • Irrigation: new installs, controller programming and wet checks. See our irrigation services.
  • Drainage: French drains, catch basins, downspout lines and swale work. See drainage.
  • Hardscape: pavers, retaining walls and artificial turf.
  • Lighting: landscape lighting.

Handled through licensed subcontractors: concrete, asphalt and other permitted construction work. We coordinate it under our scope, so you still deal with 1 landscape contact.

Substitutions and Changes in Writing

Nursery availability changes. When a specified plant is not available in the size or quantity on the plans, we send a written substitution request with the proposed alternative before anything is installed. You or the landscape architect approve it, and the record stays with the project file. The same applies to field changes: if a conflict on site forces a change to layout or irrigation routing, it is documented in writing first. Nothing on the final walk should be a surprise.

Written records protect you as much as us. If the owner later asks why a tree species differs from the plan or why a bed moved, the approved request is in the file with a date and a name on it. That keeps closeout disputes short and keeps retainage conversations focused on actual open items.

Punch List Closeout With Photos

At closeout, every punch list item gets a photo showing it complete. You receive a clean record to forward to the owner or architect, organized so each item can be checked off without a second site walk. Typical closeout items include:

  • Plant replacements and adjustments to spacing or height.
  • Sod seams, edges and bare spots.
  • Irrigation coverage confirmed zone by zone during a final wet check.
  • Mulch depth and bed edges.
  • Cleanup of walks, curbs and paved areas.

After turnover, Green Image can continue as the maintenance contractor for the owner or association, keeping the same plants, irrigation and records. Our installation page covers the planting side in more detail.

Send Us the Plans

We send a written substitution request with a proposed alternative before installing anything. The approval goes in the project file, so the as built matches what was approved.

Concrete, asphalt and other permitted construction work is done through licensed subcontractors. Green Image coordinates that work under our scope, so you keep 1 landscape contact.

Yes. Green Image can take over maintenance for the owner or association after closeout. On full program accounts, where we handle maintenance, irrigation, and fertilization and pest control, the plants and trees we install and maintain carry a lifetime plant warranty.
