The dry season doesn’t create irrigation problems. It exposes the ones already there. By the time turf starts to brown, the broken head or stuck valve behind it may have been there for weeks. The board hears about dead grass, not about the zone that stopped working in October.

Green Image runs wet checks, inspections and full irrigation audits for HOAs, condominium associations and commercial properties across Palm Beach, Broward and Miami-Dade, so problems are found and documented before the turf shows them.

Wet Check, Inspection or Audit

These terms get used loosely. Here is what each one means when we do it.

  • Wet check. Every zone is run and walked. We look for broken, tilted or sunken heads, clogged nozzles, leaks, dry spots, overspray onto pavement and zones that don’t come on.
  • Inspection. A wet check plus the controller, valves, rain sensor and visible equipment, with a review of the current run times.
  • Full audit. A system wide review of coverage, run times and condition, zone by zone, with a written report and a prioritized list of fixes. Built for boards that need to plan and budget.

When to Schedule One

  • Before the dry season, in October or November
  • When you take over a property or change landscape vendors
  • After a hurricane or major storm
  • When the water bill jumps and nobody knows why
  • Before the board sets next year’s budget

What You Get

  • A zone by zone record of what was found, with photos
  • A priority list: what needs fixing now, what can wait, and what is fine
  • Pricing for repairs, kept separate from the findings so the board can decide
  • Controller settings on record

Repairs under your approval limit can be made during the check. Everything else is priced and sent for approval. See irrigation repair and maintenance.

What a Wet Check Can’t See

A wet check finds what shows up with the system running. It can’t see inside buried pipe or confirm every underground condition. When a pressure problem or a hidden leak is suspected, we tell you and recommend the next step.

Part of a Larger Program

Inspections work best when they are on a schedule and tied to the crew that maintains the property. Most of our properties get wet checks as part of their irrigation program alongside grounds maintenance, with controllers reset each season through controller programming.

Frequently Asked Questions

When should an HOA schedule a wet check?

Before the dry season, in October or November, is the most useful time. After a major storm and when changing landscape vendors are the other times it pays off.

It depends on the number of zones and the size of the property. We give you the time frame when we schedule it.

No inspection finds everything. A wet check finds what shows up with the system running. Buried leaks and pressure problems may need further testing, and we tell you when we suspect one.

Repairs under your approval limit can be made on the spot. Anything larger is priced and sent to you first.
