Every rainy season the same spots fill up. Water sits in the parking islands for 2 days and kills the plants in them. A common area turns into a pond after every afternoon storm. Water runs toward a building instead of away from it and pools along the foundation. Residents and tenants send photos, and the manager has to explain to the board why it keeps happening.

Green Image is a commercial drainage contractor for HOAs, condo associations and commercial properties across Palm Beach, Broward and Miami-Dade counties. We find where the water is going and why, then fix it with the right method instead of the most expensive one. That starts with an assessment, not a sales pitch for a French drain.

Standing Water and Flooding Fixes Start With the Cause

Standing water on a commercial property usually comes from a short list of causes:

  • Grade: the ground slopes toward the problem area, often after years of settling, mulch buildup or new plantings.
  • Blocked inlets: catch basins and storm grates choked with sediment, leaves and mulch.
  • Roof water: downspouts dumping a whole roof’s runoff next to a foundation or onto a walkway.
  • Compacted or poor soil: water that cannot soak in where it lands.
  • Irrigation: heads overspraying, broken lines or a controller running during wet weather.

South Florida’s rainy season brings frequent heavy afternoon storms, and the water table is often close to the surface. That means water has less room to soak in, and small grading or inlet problems show up fast. A good fix accounts for both.

Drainage Solutions for HOAs and Commercial Properties

Each of these has its own page with detail on how we scope and build it:

  • French drains: gravel and perforated pipe that collect water below the surface and move it to a discharge point.
  • Catch basins: cleaning, rebuilding collapsed basins and adding new basins tied into the existing storm system.
  • Stormwater runoff: regrading, swales and dry wells that move surface water off buildings and walkways.
  • Downspout drainage: extensions, underground lines and pop up emitters that carry roof water away from foundations.
  • Shoreline erosion control: lake bank and retention pond repair, including living shoreline systems.

How We Scope a Commercial Drainage Contractor Job

  1. Walk: we walk the property with you, ideally soon after a rain while the problem is visible. Photos and videos from residents help too.
  2. Trace: we follow the water from where it lands to where it collects, and check grades, inlets, downspouts and irrigation along the way.
  3. Assess: within 72 hours you receive a written Property Assessment with photos, the cause as we see it and recommended fixes ranked by impact.
  4. Propose: a scope that names the method, the area, the discharge point and the exclusions.
  5. Install and verify: we build the fix, restore the landscape around it and check it after the next significant rain.

Sometimes the answer is cheap: cleaning a catch basin, regrading a bed or adjusting irrigation. We say so when it is.

What We Do and What Goes to Licensed Subcontractors

Green Image crews handle French drains, regrading, swales, downspout lines, catch basin cleaning, landscape restoration and SOX living shoreline installs. Poured concrete, asphalt, structural catch basin work and other permitted construction go through licensed subcontractors, coordinated by Green Image on a single proposal. Changes that touch a community’s permitted stormwater system may need engineering or permits. We flag that in the assessment and do not claim to engineer systems ourselves.

Drainage and landscape are tied together. A bed that floods every summer will lose its plants no matter how well it is maintained, which is why we look at drainage during regular grounds maintenance too.

Proof the Fix Worked

Every visit ends with photos of what was done and what needs attention next. For drainage work that includes the installed system before it is covered and the area after the next storm. The board gets a record of the problem, the fix and the result, not a verbal promise.

Book a Drainage Assessment

Send us the problem areas and we will walk the property, trace the water and send a written assessment with photos within 72 hours. To get started, request a quote or call (561) 309-9603.

Frequently Asked Questions

Should we call you during the rainy season or after it?

During, if you can. Standing water is easiest to diagnose when it is there. If the walk happens on a dry day, resident photos and videos from recent storms help us see the pattern.

No. Many problems come from blocked catch basins, poor grading or downspouts, and those fixes are often simpler. The assessment tells you which method fits and why.

No. When a change touches a permitted stormwater system or needs engineering, we say so in the assessment and work from an engineer’s design, with permitted work handled by licensed subcontractors.

Most drainage work disturbs some landscape, but we plan routes to limit it and restore the beds, turf and irrigation as part of the same job.
