Sprinklers running in the rain. A water bill that doubled with no explanation. A dry corner nobody can explain because nobody knows what the controller is set to. Most irrigation waste starts at the controller.

Green Image assesses, installs and programs irrigation controllers for HOAs, condominium associations and commercial properties across South Florida, and keeps the settings on record so the manager always has an answer.

What a Smart Controller Does

  • Adjusts to the weather. Weather based controllers change run times using local weather data instead of a fixed schedule.
  • Skips the rain. Rain sensors and weather data stop the system after a storm.
  • Uses soil moisture. Where installed, soil moisture sensors hold watering until the ground actually needs it.
  • Flags problems. Flow sensors on some systems can catch a broken line or stuck valve.
  • Remote access. Settings can be checked and changed without a trip to the controller.

When an Upgrade Makes Sense

A smart controller is worth it on larger properties, on systems with many zones, and where water bills or overwatering complaints are a recurring issue. On a small system that is already programmed well, a basic controller with a working rain sensor may be enough. We tell you which one your property needs.

How We Set It Up

  1. Assessment. We review the existing controller, wiring, valves and sensors, and check what the current system can support.
  2. Installation. Approved controllers and sensors are installed and connected.
  3. Programming. Run times are set zone by zone for turf, beds, sun, shade and soil, and set to the local watering schedule your property falls under.
  4. Seasonal adjustment. Settings change going into the dry season and the rainy season.
  5. Records. Every setting and every change is documented, so the manager can answer the board.

What a Controller Won’t Fix

A smart controller can’t fix broken heads, leaks or bad coverage. If the system underneath has problems, the controller just schedules the waste more precisely. That is why we start with a wet check and handle repairs first. Savings depend on the condition of the system, the plants and how the property is managed, so we don’t promise a number.

Part of Your Irrigation Program

Controller work is part of the same irrigation program as repairs and wet checks, run by the same team that handles your grounds maintenance.
