When a heavy storm hits, water takes the easiest path downhill. On a lot of properties that path runs across a walkway, into a building entrance, through a bed that washes out every summer or straight into a parking lot. The fix is not to stop the water but to give it a better path.

Green Image builds stormwater drainage solutions for HOAs, condo associations and commercial properties. We use regrading, swales, dry wells and redirection to move surface runoff away from buildings and walkways and toward places it can go.

Runoff Control for Commercial Properties: Signs It Is Needed

  • Water flowing across walkways or pooling at building entrances after rain.
  • Mulch, soil and rock washing out of beds and onto pavement.
  • Erosion channels cut into slopes or along building edges.
  • Puddles that sit on lawns or common areas for days.
  • Water marks or staining low on building walls.

South Florida’s summer rainy season brings frequent heavy storms, so these problems tend to show up the same way every year. The good news is they are predictable, and a site walk after a rain usually shows exactly where the water goes.

The Methods: Swales, Grading and Dry Wells

  • Regrading: reshaping the ground so it slopes away from buildings, walkways and other trouble spots. It is often the simplest and most effective fix, especially where years of mulch and plantings have built up soil against a structure.
  • Swales: shallow, planted or turfed channels that carry runoff to an outlet. They move a lot of water without hard infrastructure, and they read as part of the landscape.
  • Dry wells: underground chambers that collect runoff and let it soak into the soil over time. They work best where soils drain reasonably well and the water table allows.
  • Redirection: smaller changes such as moving a downspout outlet, adding a channel drain at a walkway or connecting runoff to an existing catch basin.

Swales and Retention Work Together

Many communities already have retention ponds and lakes that are meant to receive runoff. Often the problem is not capacity but the path: water never reaches the pond because a bed, a curb or a low spot traps it first. A swale or a regraded strip that leads runoff to the retention area uses the system the property already paid for. Where the bank at the receiving end is eroding, the fix pairs with shoreline erosion control.

What We Do and What We Do Not Claim

Green Image handles grading, swales, dry wells, landscape drainage and restoration with its own crews. We do not engineer stormwater systems. Many communities and commercial sites have a permitted stormwater management system, and changes that affect it may require an engineer’s design and permits. When that applies, the assessment says so and the work follows that design, with permitted construction handled by licensed subcontractors.

Stormwater Drainage Solutions, Scoped Clearly

You get a written assessment with photos within 72 hours, then a proposal that names the method, the area, where the water will go and what is excluded. The scope reads the same way every time, so it can go into a board packet without rewriting. Related pages: French drains, downspout drainage and the full drainage services page.

Book a Runoff Walk

We walk the property, trace where the water flows and send a written assessment with photos. To get started, request a quote or call (561) 309-9603.

Frequently Asked Questions

Do you design stormwater systems?

No. We do not engineer stormwater systems. When work affects a permitted system or needs engineering, we flag it and work from the engineer’s design.

A swale moves water across the surface in a shallow channel. A French drain collects water below the surface through gravel and pipe. Many properties need one or the other, and some need both.

Regrading moves soil, so some beds or turf get disturbed. We restore planting, turf and irrigation as part of the same job.

Right after a heavy rain, when the flow paths are visible. Photos or videos from residents or staff during a storm also help.
