Residents walk from parking to buildings, from units to the pool, and to the mailbox kiosk after dark. Office tenants leave in winter after sunset. When a walkway goes dark, it is a trip and fall claim waiting to happen, and the board hears about it from the person who fell.

Green Image installs and repairs pathway lighting for associations, condos, office parks and retail centers in Palm Beach, Broward and Miami-Dade. We put light on the ground where people walk, not in their eyes.

Pathway Lighting for Communities and Commercial Properties

What Good Pathway Lighting Does

Path lights are short post fixtures with a cap or hood that throws light down and out in a circle. On a commercial property, walkway lighting for communities and commercial properties has 3 jobs:

  • Show the surface: edges, steps, curb cuts and changes in grade.
  • Connect destinations: parking to entrance, building to amenity, gate to clubhouse.
  • Avoid glare: shielded fixtures that light the path without shining into windows or drivers’ eyes.

Where Path Lights Belong on a Commercial Site

  1. Main walkways: between parking areas and building entries.
  2. Amenity routes: paths to pools, clubhouses, fitness centers and dog parks.
  3. Mailbox kiosks: one of the most used spots after dark in any community.
  4. Curved and sloped paths: where the edge is hard to see at night.
  5. Paver walkways: where joints and borders need to be visible. See paver walkways.

Spacing, Placement and Common Mistakes

The most common mistake is the runway look: fixtures in a straight row on both sides, evenly spaced. It uses twice the fixtures and still leaves dark spots where the path turns. We stagger fixtures so the pools of light overlap slightly on the walking surface. We set them back from the edge enough that mowers and edgers do not hit them, and we keep them clear of shrubs that will grow over them in a season.

Path lights also take more abuse than any other fixture. They get hit by mowers, kicked, and covered by mulch. Our grounds maintenance crews work around them and report damaged fixtures with photos, so a broken light does not stay broken for months.

New Installs and Repairs

For new pathway lighting, we walk the property at night with the manager, mark where people actually walk, and propose fixtures by location. For existing systems, we test each fixture, repair wiring, replace broken heads and straighten leaning posts. Path lighting often runs on the same circuit as other fixtures, so we review the whole system as covered on our commercial landscape lighting page.

Frequently Asked Questions

How far apart should path lights be spaced?

It depends on the fixture, its height and how wide the path is. The goal is light on the walking surface with no dark gaps, not a fixed distance. We set spacing on a night walk so you can see the result.

Usually not. Staggered fixtures on alternating sides, or on one side of a narrow path, light the surface with fewer fixtures. Both sides are used only where the path is wide or heavily used.

We replace the head or post and repair the wire. Our maintenance crews also report damaged fixtures with photos so they are fixed quickly.

Yes. Safety lighting on walkways is usually set to run dusk to dawn on a photocell, while accent lighting can shut off earlier on a timer.
