South Florida properties sit on sandy soil that holds very little nutrient, and summer rain washes much of what is applied below the roots. The result shows up slowly: St. Augustine that thins and lets weeds in, palms with yellowing older fronds or stunted new growth, and shrubs that never fill in. By the time a board notices, the fix takes a full season or a replacement budget.
Green Image provides commercial lawn fertilization, palm and ornamental feeding, and weed and pest control as a scheduled program for HOAs, condominium associations and commercial properties in Palm Beach, Broward and Miami-Dade. Every application is planned for the season, matched to local rules and documented with photos.

A single spring application does not carry a property through the year here. Sand drains fast, holds little organic matter and loses nutrients with every heavy rain. Turf needs steady feeding to stay thick enough to crowd out weeds. Palms have their own needs: potassium, magnesium and manganese deficiencies are common in South Florida palms and show up as spotting or yellowing on older fronds, or weak, frizzled new growth. Turf fertilizer alone does not correct those, and some turf products can make palm deficiencies worse.
That is why turf and palm fertilization are planned together but applied with different products.
The specific products and timing are laid out in our named program, the GreenArmor fertilization program.
Palm Beach County fertilizer rules vary by city. Several municipalities, including the Town of Palm Beach and North Palm Beach, prohibit fertilizer containing nitrogen or phosphorus during the summer rainy season, starting June 1 and running through September 30 or later depending on the ordinance. The goal is to keep nutrients out of canals, lakes and the Intracoastal.
Green Image builds each property’s calendar around the rules that apply at that address. Nitrogen work is scheduled before and after the restricted window, and summer applications use only products the local ordinance allows.
Every application is documented with photos and notes in CompanyCam: what was applied, where, and what was found, such as a chinch bug hot spot or a palm showing deficiency. Your account manager includes the applications in the monthly service summary, so the board has a record of every treatment on the property. When turf problems trace back to water rather than nutrients, the notes point to the irrigation audit instead of another application.
Fertilization and pest control are also 1 of the 3 parts of our lifetime plant warranty. Properties that keep maintenance, irrigation, and fertilization and pest control with Green Image get a lifetime warranty on every plant and tree we install and maintain. If one dies, we replace it. See how fertilization fits into commercial grounds maintenance.
An account manager will walk the property, check turf, palms and beds for deficiency and pest signs, and send a written assessment with photos within 72 hours. Request a free quote or call (561) 309-9603.

Everything a board should check before it signs a landscape contract.
Our program runs on a quarterly schedule for turf, palms and ornamentals, with weed and pest treatments scouted on every visit. The exact calendar for your property depends on the grass types, the plant material and the local fertilizer rules.
Restricted nutrients stop during the restricted window. Turf and palms still receive products the local ordinance allows, and nitrogen work is moved to the months before and after the ban.
Palms and turf need different nutrients. Yellowing or spotting on older fronds often points to potassium or magnesium deficiency, which turf fertilizer does not fix. The assessment identifies which palms are affected and what they need.
Yes. Each application is documented with photos and notes, and it appears in the monthly service summary from your account manager. Boards can see what was applied and when.
