Some areas on a property never dry out. A lawn that squishes underfoot 2 days after rain, a bed where shrubs keep dying from wet roots, a side yard between buildings where water sits against the wall. Surface fixes like more mulch or new plants do not last, because the problem is water with nowhere to go.
Green Image installs French drains Boca Raton HOAs, condo associations and commercial properties use to move that water out. We do the same work across Palm Beach, Broward and Miami-Dade counties. Every job starts with a walk to confirm a French drain is the right fix, not just the one the property asked for.

A French drain is a trench lined with filter fabric, filled with gravel and fitted with a perforated pipe. Water in the soil moves into the gravel, enters the pipe and flows downhill to a discharge point: a catch basin, a dry well, a swale or another approved outlet. The fabric keeps soil from clogging the gravel. The whole system sits below grade, so the surface goes back to turf or planting.
The discharge point is the part most often done wrong. A French drain that empties into a low spot with nowhere else to go just moves the puddle. We confirm where the water will end up before we dig.
Sandy soil drains well on its own in many parts of South Florida, but a high water table, compacted fill and years of organic buildup can still leave areas that hold water. That is where a French drain earns its keep.
The proposal names all of this up front, so the board approves a complete scope and does not find a change order waiting after the trench is open.
A French drain is not the answer for water running across the surface from a roof or a parking lot. That is usually a downspout drainage or stormwater runoff problem. And if the nearest inlet is clogged, cleaning the catch basin may solve it outright. See the full drainage services page for how we decide.
We walk the wet areas, trace where the water comes from and where it can go, and send a written assessment with photos within 72 hours. To get started, request a quote or call (561) 309-9603.

Everything a board should check before it signs a landscape contract.
A French drain fits when water is sitting in the soil and there is a workable place to send it. If the problem is surface runoff, a clogged inlet or roof water, another fix usually works better, and the assessment will say so.
To an approved discharge point such as a catch basin, a dry well or a swale. We confirm the outlet before digging, because a drain with a poor outlet just moves the problem.
Some disturbance is unavoidable. We plan the route to limit it and restore turf, beds and irrigation as part of the job.
Very little, as long as fabric is used and the outlet stays clear. We check discharge points during regular visits on properties we maintain.
