Dead turf on a commercial property rarely dies for one reason. A shaded strip under oaks that grew in, a dry zone with a broken head, chinch bugs in the hot spot by the parking lot. Lay new sod over the same problem and you pay for the same patch again next year.

Green Image provides sod installation Boca Raton associations and commercial properties rely on when turf has failed. We find out why it died, fix the cause, then lay the right grass for the spot and water it in on a written establishment schedule.

Sod Installation Boca Raton HOAs and Commercial Properties Rely On

Why Sod Fails on Commercial Properties

  • Shade: Floratam St. Augustine needs strong sun. Under a maturing canopy it thins out, and resodding with the same grass will not fix it.
  • Chinch bugs: they are a major pest of St. Augustine in South Florida, and damage shows up first in hot, sunny, dry areas along pavement and walls.
  • Irrigation gaps: a clogged nozzle or a zone that never runs leaves a dry arc that looks like disease.
  • Bad prep: sod laid over old thatch, debris or uneven grade never roots in properly.
  • Drainage: low spots that hold water after summer storms rot the roots.

Commercial Sod Replacement, Step by Step

  1. Diagnose: we walk the area, check for pests, shade and standing water, and note it in a photo report.
  2. Irrigation check: every zone in the sod area is run and inspected before any sod arrives. Repairs go through our irrigation repair team.
  3. Remove and prep: old turf and debris come out, the area is graded so water moves away from walks and buildings, and the surface is leveled.
  4. Install: fresh sod laid tight with staggered seams, rolled for soil contact.
  5. Water in: a deep first watering, then a written establishment schedule.

Where the cause is drainage, we address it first through our drainage team so the new turf is not sitting in water.

St. Augustine and Bahia Sod for HOAs

Choosing the grass is part of the fix.

  • St. Augustine (Floratam): the standard for common areas and entrances. Dense and green with good sun and steady water.
  • Bahia: tougher on water and fertilizer, a fit for large open areas, retention areas and roadside strips where a manicured look matters less.
  • Zoysia: a fine, dense turf for high visibility areas, slower to establish and needs sharp mowing.

Where no turf grass will hold, such as deep shade, we will tell you and recommend a bed or groundcover instead.

The Establishment Schedule

New sod needs frequent watering for the first couple of weeks, then gradually less as roots take hold. Local watering rules allow extra watering for new landscape during establishment, and we set controller programming to match. We hold off on mowing until the sod has rooted, and we document the area with photos at install and again once it has taken. Ongoing care after that runs through our commercial lawn care crews.

Frequently Asked Questions

Why did our new sod die within a few months?

The usual causes are an irrigation zone that was not covering the area, chinch bugs, too much shade for the grass type, or poor prep under the sod. We check all 4 before quoting a replacement so the same failure does not repeat.

Floratam St. Augustine is the most common choice for sunny common areas and entrances. Bahia works well for large open or low visibility areas. Shaded areas usually need a different solution than turf.

Every time. We run each zone in the sod area and repair broken heads or coverage gaps before installation. New sod without working irrigation is wasted money.

Light foot traffic is fine after the first couple of weeks, once the sod has started to root. We recommend keeping heavy traffic and equipment off until it is fully established, and we can provide simple notices for the manager to post.
