Half the fixtures at the front entrance are out. The monument sign is dark after 7 PM. A resident tripped on a walkway step that used to be lit. The timer was set for winter hours 2 managers ago and nobody knows where the power supply is. Lighting on most commercial properties fails one fixture at a time, and nobody notices until a board member drives in at night.

Green Image designs, installs and repairs commercial landscape lighting Boca Raton associations, condos, office parks and retail centers depend on, across Palm Beach, Broward and Miami-Dade. We work with LED low voltage systems, set timers and photocells correctly, and fix the systems you already have before we suggest replacing anything.

Where Lighting Does the Most Work on a Commercial Property

  • Entrances and monument signs: the first thing residents, guests and customers see after dark. See landscape spotlights.
  • Walkways and paths: safe footing between parking, buildings, mailboxes and amenities. See pathway lighting.
  • Clubhouses and pool decks: steps, seat walls and deck edges where people gather at night. See step and deck lighting.
  • Building facades: office and retail frontages, clubhouse walls and architectural features. See wall wash lighting.
  • Trees and common areas: soft light from above over lawns, courtyards and parking edges. See landscape downlights.
  • Hardscape: fixtures built into pavers, seat walls and retaining walls.

LED Lighting for HOA Entrances and Common Areas

LED lighting for HOA entrances and common areas has replaced halogen on most new installs for practical reasons. LED fixtures use much less power, run cooler, and last far longer between lamp changes. That means fewer service calls and fewer dark fixtures between visits. Low voltage systems are also safer to work around in beds and turf than line voltage, and easier to adjust as plants grow.

LED does not mean set and forget. Fixtures still get buried by mulch, knocked by mowers, blocked by hedges, and loosened by irrigation spray. Wire connections corrode in wet soil. The difference between a lighting system that works and one that does not is usually maintenance, not equipment.

Timers, Photocells and Controls

Most lighting complaints we get are control problems, not fixture problems. Lights on at noon, off at 9 PM, or out after a power outage. We set up controls so the system runs itself:

  1. Photocells: turn lights on at dusk and off at dawn based on actual light levels, so there is no seasonal reset.
  2. Timers: turn selected zones off at a set hour, for example accent lighting after midnight, while safety lighting stays on.
  3. Zoning: separate circuits for safety lighting and accent lighting so the board can control each one.
  4. Labeled equipment: every power supply and control labeled and recorded, so the next manager is not hunting for it.

Landscape Lighting Installation and Repair of Existing Systems

For landscape lighting installation, we start with a night walk. Lighting cannot be designed properly in daylight. We look at what is lit, what should be, where people walk, and where the dark spots create safety or security concerns. The proposal names each fixture by location and type, with exclusions stated. Electrical work beyond the low voltage system, such as new line voltage circuits, is handled through licensed subcontractors.

Many properties do not need a new system. They need the existing one fixed. Our repair visits cover:

  • Fixture survey: every fixture tested, with dead and damaged ones listed by location.
  • Wiring repair: cut or corroded connections found and fixed.
  • Aiming and cleanup: fixtures straightened, adjusted and cleared of plants and mulch.
  • Controls: timers and photocells reset or replaced.
  • LED retrofit: where halogen fixtures remain, a written option to convert in phases.

Lighting proposals often hide the real scope in a fixture count. Ours list each fixture, its location and its purpose, with named exclusions and separate lines for repairs, retrofits and new work. Boards can approve the safety work first and accent lighting later. That is what we mean by transparent, board ready pricing. Lighting also connects with the rest of the property: our grounds maintenance crews see fixtures every week and report damage before it becomes a dark entrance.

Frequently Asked Questions

Can you repair our existing landscape lighting instead of replacing it?

Usually, yes. Most failing systems need wiring repairs, fixture replacement in spots, and corrected timer or photocell settings. We test the whole system first and list repair and replacement options separately.

For most associations it is. LED fixtures use less power and last longer between lamp changes, which means fewer dark fixtures and fewer service calls. Retrofits can be phased so the board does not have to replace everything at once.

Lighting problems only show up in the dark. Dead fixtures, glare, poorly aimed lights and dark spots on walkways are impossible to judge in daylight. A night walk is the only way to see what residents and visitors see.

We install and service low voltage landscape lighting systems. If a project needs new line voltage power, such as a new circuit or outlet, that work is done through licensed subcontractors and listed separately in the proposal.
