Miami-Dade covers more kinds of commercial property than any other county Green Image works in. Condo towers in Aventura and along the bay, office and warehouse parks in Doral and Hialeah, retail corridors and associations in Kendall and Miami Gardens, and newer communities toward Homestead. A property manager here might run a tower with a podium amenity deck and a logistics building with truck courts in the same week, under rules that are stricter than in most of Florida.

Green Image provides commercial landscaping Miami-Dade County managers can document. Each property gets a written scope built for its use, and the manager receives a record of every visit with photos.

Services by property type

  • Condo towers: pool deck and podium plantings, palms trimmed before hurricane season, and irrigation checked on systems that run under pavers and slabs.
  • Office and industrial parks: buffer hedges, parking islands and truck court edges kept clean through commercial grounds maintenance, with visits timed around shift changes and deliveries.
  • Associations: HOA landscaping Miami boards approve for entrances, clubhouses and common area turf, plus tree care for canopy over roads and sidewalks.
  • Retail centers: monument beds, parking islands and seasonal color at entries that shoppers see every day.

The county has its own landscape code

Chapter 18A of the county code, the Miami-Dade County Landscape Ordinance, sets a minimum standard for both incorporated and unincorporated areas, and cities can adopt stricter rules. Several of its requirements land directly on maintenance:

  1. Condition: required landscaping has to be kept healthy, vigorous and neat, free of refuse and debris.
  2. Replacement: dead plants that were used to meet code requirements must be replaced with the same material or an approved substitute.
  3. Pruning: tree work must follow the current ANSI A300 standards, and no more than 1/3 of a tree’s living canopy may be removed in a year. Tree abuse, such as hatracking, is prohibited.
  4. Irrigation: automatic systems must use rain switches or soil moisture sensors.

A tree that was hatracked by a previous vendor, or a buffer hedge left with holes, can cost a property its compliance even though the current manager inherited the problem. Green Image prunes to those standards through commercial tree trimming, lists dead required plants in the written assessment, and checks sensors during irrigation audits. Cities inside the county can be stricter, so the scope for each site notes which rules apply.

Fertilizer timing around Biscayne Bay

Miami-Dade’s fertilizer ordinance, adopted in 2021 to protect Biscayne Bay and other waterways, prohibits fertilizer containing nitrogen or phosphorus from May 15 through October 31. That is a longer window than many counties use. Commercial grounds maintenance Miami properties receive has to be planned around it: feeding is front loaded before mid May, and turf and palms get products without those nutrients during the restricted months.

A photo record after every visit

Code inspectors, boards and owners all ask the same question: what was done, and when. After each visit the manager receives a summary of the work and what needs attention next, with photos from that day. When a required buffer plant dies or a sensor fails, it shows up in the report with a plain recommendation, and the account manager follows up before it becomes a violation or a complaint.

Green Image also serves Broward County to the north and is based in Boca Raton, so portfolios that cross county lines can use one vendor and one report format.

Frequently Asked Questions

When is fertilizer restricted in Miami-Dade County?

The county’s fertilizer ordinance prohibits fertilizer containing nitrogen or phosphorus from May 15 through October 31. Green Image schedules feeding ahead of that window and uses products without those nutrients during it when turf or palms need support.

Yes. Chapter 18A requires required landscaping to be kept healthy and neat, dead required plants to be replaced, and tree pruning to follow ANSI A300 standards. Green Image prunes to those standards and flags dead or missing required plants in writing.

Green Image works across the county, including Miami, Aventura, Doral, Hialeah, Miami Gardens, Kendall and Homestead. Each property gets the same walk, written assessment and named account manager regardless of location.

Yes. Portfolio managers with sites in both counties get one point of contact and the same visit report format for every property, which makes reporting to an owner or REIT simpler.
