A resident brings phone photos of overgrown beds at the entrance to the board meeting. The manager calls the landscaper to ask what the crew did last week and gets a promise instead of an answer. In South Florida, 1 missed visit in July can make a property look neglected, and a contract that only says “maintenance” gives the manager nothing to show the board.
Green Image runs commercial landscape maintenance programs for HOAs, condominium associations, office parks, retail centers and industrial sites across Palm Beach, Broward and Miami-Dade. Every program has a written scope, a named account manager and photo documentation after every visit, so you know what was done without driving the property.
Visit frequency is set in the proposal, usually weekly during the rainy season. A standard commercial lawn maintenance visit covers:
After every visit, the crew uploads photos to CompanyCam showing the work completed and anything that needs attention next: a dying shrub, a broken head, a limb over a walkway. Your manager gets that record without asking for it. For HOA landscape maintenance, this is what the manager brings to the board meeting when a resident says the crew skipped their building.
Once a month, your account manager sends a documented service summary that rolls up the visits, the issues found, what was fixed and what is waiting on approval. Boards, owners and REITs get a paper trail instead of a verbal update.
Our headquarters is on Glades Road, so commercial grounds maintenance in Boca Raton is home territory, and crews run routes from there across all 3 counties.
South Florida has 2 maintenance seasons, and the program changes between them.
From roughly June through October, heat and daily rain push turf and shrubs into fast growth. Mowing stays weekly, hedges need more frequent cycles, weeds move into beds quickly and drainage problems show up after storms. This is also hurricane season, so canopy thinning and palm work through our tree care team should be done before the peak of the season.
From roughly November through May, growth slows and irrigation does most of the work of keeping turf alive. Controller run times and wet checks matter more than mowing frequency. It is also the best window to refresh beds with mulch installation and seasonal color ahead of the busy months at clubhouses and retail centers.
Every proposal names each of these as either included or as a separate line item, so nothing appears on an invoice the board has not already seen:
Properties that keep maintenance, irrigation, and fertilization and pest control with Green Image qualify for our lifetime plant warranty on every plant and tree we install and maintain. If one dies, we replace it.
An account manager will walk the property with you, then send a written Property Assessment with photos and plain recommendations within 72 hours. The proposal follows in the same format every time. Request a free quote or call (561) 309-9603.

Everything a board should check before it signs a landscape contract.
Frequency is set in the proposal based on the turf, the beds and the season. Most properties get weekly visits during the rainy season, and some intervals stretch during the dry season when growth slows. The schedule is written down at kickoff so your manager knows which day to expect the crew.
Send it to your account manager on the direct line. The account manager checks it against the visit photos, schedules the fix and reports back. Because every visit is documented, you can see quickly whether the issue was missed or is new.
Yes. We walk the property, document its current condition with photos and hold a kickoff before the first visit. That baseline record protects the association if problems left by the previous vendor show up later.
We mow and maintain retention areas as part of the scope where they are included. Lake bank erosion is a separate repair project, handled through our shoreline erosion control work, and the assessment will flag it if we see it.
