Some properties need more than a regular visit. A common area that has not been touched in months, a building the new owner just closed on, beds full of storm debris, a property that has to look right before a management change or a sale. Regular maintenance crews are not set up to catch that up in one pass.

Green Image provides landscape clean up services for HOAs, condo associations and commercial properties across Palm Beach, Broward and Miami-Dade. We scope the job in writing, bring the crew size the work needs, and hand back a property that a maintenance program can actually hold.

Landscape Clean Up Services for Commercial Properties

When to Call for a Cleanup

  • Overgrown common areas: beds lost to weeds and vines, hedges grown over walks, turf creeping into beds.
  • Vacant or newly acquired properties: sites that sat while ownership changed and need to be brought back before tenants or buyers walk them.
  • Post storm debris: limbs, fronds and blown in debris after a storm. Larger tree work goes to our storm damage crews.
  • New management company: a reset so the new manager starts from a known baseline, with photos.
  • Before a sale or refinancing: getting the grounds right before inspections and photos.
  • Seasonal cleanup: the yearly catch up after the rainy season growth, before beds are mulched and replanted.

Commercial Property Cleanup: What Is Included

A standard cleanup scope covers:

  • Weeding and bed clearing: weeds, vines and volunteer seedlings removed by hand and by tool.
  • Cutting back: hedges, shrubs and groundcovers pulled back from walks, walls, signs and lights.
  • Bed edges: lines recut between turf, beds and pavement.
  • Debris: fallen limbs, fronds, trash and clippings hauled off site.
  • Dead plants: removed and listed for replacement.

Quoted separately: tree removal, palm tree trimming, new mulch, sod and replanting. These are named in the proposal so the board knows exactly where the cleanup ends.

Overgrown Common Area Restoration, Start to Finish

  1. Walk and photograph: every area is documented before work starts.
  2. Written scope: each area named, with what will be removed and what will stay.
  3. Cleanup: the crew works area by area so amenities stay usable.
  4. After photos: matching before and after photos for the manager and board.
  5. Next steps: a short list of what the property needs next, such as mulch, replanting or irrigation repairs.

That before and after record matters most at a handover. A new manager or buyer gets a dated, photo backed picture of the property’s condition, and nobody argues later about what was there.

Keeping It From Happening Again

Most properties need a heavy cleanup because routine care slipped. Once the site is reset, our grounds maintenance crews keep it there, and the account manager raises issues before they become complaints.

Cleanups often lead straight into improvement work. Once the beds are clear, it is easier to see which plants are worth keeping and which areas should be redesigned. Those recommendations go into a separate proposal for landscape enhancements, so the board can approve the cleanup now and decide on upgrades later.
