Walkways are where liability lives on a property. A single paver lifted half an inch near the mailbox kiosk or the pool gate is enough to trip a resident, and a manager who knew about it and had no record of acting on it is in a hard spot. Most walkway problems start small and get worse slowly, which is why they get missed.

Green Image builds and repairs paver walkways for HOAs, condo associations and commercial properties. We install new paths, reset sunken and lifted sections, and keep a dated photo record of what was found and what was fixed.

Trip Hazard Resetting

Trip hazard resetting is the core of walkway work on a mature property. We pull the high or low pavers, correct what moved them, rebuild and compact the base, relay the pavers flush with the surrounding surface and lock the joints. The original pavers go back in wherever they are sound, so the repair does not leave a patchwork.

The common causes are tree roots, irrigation leaks washing out bedding sand, poor compaction over old utility trenches and edges with no restraint. If a root is the cause, we tell you plainly. Resetting over an active root will fail again, so the proposal will show the options, including root work coordinated with our tree care crews.

Sidewalk Paver Repair for Communities: A Short Checklist

  • Edges: pavers spreading into beds or turf mean the edge restraint has failed.
  • Joints: empty joints let pavers shift and weeds grow.
  • Low spots: puddles that sit after rain point to base settlement or a drainage problem.
  • Raised sections: look near trees and along irrigation lines.
  • Transitions: where pavers meet concrete, curbs or doorways, small height differences become trip points.

We check these on a walk and rank what we find by risk, so the board can fund the worst sections first. Each item goes on a list with a photo and a location, which gives the manager something concrete to put in front of the board instead of a general note that the sidewalks need work.

New Paver Walkways

New walkways connect parking to buildings, buildings to amenities, and amenities to each other. We grade for drainage so water moves off the path, build a compacted base sized for foot traffic, maintenance carts and the occasional vehicle, and install solid edge restraint so the path holds its shape. Paths that run near landscape beds get planned with the landscape enhancements around them, and where night use matters we can add pathway lighting on the same job.

Proof After Every Visit

After every visit the manager gets photos of what was done and notes on what needs attention next. For walkway repairs that means each reset section has a before and an after with a date. If a claim ever comes up, the association has a record that it found the hazard and fixed it. See the wider hardscape page for the rest of what we build.

Frequently Asked Questions

How fast can you reset a reported trip hazard?

Tell us the location and we will mark it and get it on the schedule. Timing depends on the crew calendar and the size of the repair, and we confirm a date with you when we schedule it.

We reuse the original pavers wherever they are sound, which keeps color and pattern consistent. When a few need replacing, we source the closest match and show you before installing.

Yes. We walk all of the paths, log every problem with a photo and location, and rank them by risk so the board can phase the work.

Resetting over an active root usually fails again. We will lay out the options, which can include root work by our tree crews, rerouting the path or replacing the tree, and let the board decide.
