A roof collects a lot of water, and every gallon leaves through a handful of downspouts. When those downspouts empty right at the base of a building, the water erodes the bed below, splashes soil onto the wall, pools against the foundation and floods walkways. On buildings with many downspouts, the damage adds up across the whole property.

Green Image installs downspout drainage for HOAs, condo associations and commercial buildings. We carry roof water away from foundations and walkways with extensions, underground lines and pop up emitters, and tie it into the property’s drainage where that makes sense.

Downspout Drainage for Commercial Buildings and Communities

Signs Downspout Drainage Needs Work

  • Erosion holes or washed out beds below downspouts.
  • Soil and mulch splashed onto building walls.
  • Water pooling against foundations or under walkways.
  • Downspout extensions crushed by mowers or kicked out of place.
  • Plants dying below the outlet from too much water.

Gutter Downspout Extensions and Underground Lines for Buildings

  • Extensions: the simplest fix, a solid pipe or channel that moves the outlet a few feet from the wall. They work where there is room and where they will not be in the way of mowing or foot traffic.
  • Underground lines: the downspout connects to a buried solid pipe that carries the water farther away, under turf or beds. Nothing sits above ground to trip on or get crushed by a mower.
  • Pop up emitters: fittings at the end of an underground line, flush with the ground. They open when water pushes through and close when it stops, letting water out where it can spread or drain safely.

The right choice changes from one side of a building to the other. A downspout next to an open lawn may need only an extension. One that empties beside an entrance walkway or a pool deck needs an underground line so nothing sits in the path of residents or tenants.

Underground lines can also discharge into a catch basin, a dry well or a swale, depending on what the site has.

How We Handle a Building

  1. Walk every elevation and note each downspout, where it empties and what it is damaging.
  2. Trace where the water can go: lawn, swale, catch basin or dry well.
  3. Send a written assessment with photos within 72 hours, listing each downspout and the recommended fix.
  4. Install the lines, restore turf and beds and check the system during the next rain.

After each visit you get photos of the work completed and anything that needs attention next, so the board can see each downspout fixed and the beds below them holding.

Related Drainage Work

Downspout water is often one part of a bigger runoff problem. On buildings with long roof lines, the volume coming off a single corner can be enough to flood a bed that otherwise drains fine. See French drains and the full drainage services page.

Frequently Asked Questions

Do you install gutters?

No. We handle the ground side: extensions, underground lines and pop up emitters that move water away from the building. Gutter work stays with a gutter or roofing contractor.

They can collect debris over time. We check them during regular visits on properties we maintain and clear any that are stuck.

Often, yes, through a catch basin or another existing inlet. If the connection affects a permitted stormwater system, we flag it in the assessment.

Lines run under turf and beds, so some digging is needed. We restore the planting, turf and irrigation as part of the job.
