Most managers do not lose sleep over grass. They lose sleep over the email from a board member, a tenant or an owner asking why something was missed and why nobody said so. Commercial landscaping for HOAs and property managers comes down to 2 things: the work gets done, and the person who answers for the property can prove it.

Green Image is a commercial grounds care company based in Boca Raton, working across Palm Beach, Broward and Miami-Dade counties for 14 years. We service around 100 commercial properties and have worked on over 400 properties in the past 18 months. Every buyer below answers to someone else, so every account runs on the same written process. 5 Buyers, 5 Different Pressures

HOA Board Members

Board members are volunteers who answer to residents at every meeting. They need scopes they can approve without a landscape background, numbers that do not move after the vote, and records to point to when a resident complains. Our page for HOA board members covers budgets, plant replacements and phased improvements. Any association qualifies, regardless of door count.

Community Association Managers

A CAM running 3 to 10 communities has no time to chase a vendor or rewrite a report before it goes in a board packet. You get 1 contact for every community, proposals in the same format at each one, and monthly summaries you can forward as written. See how we support community association managers.

Commercial Property Managers

Office, retail, medical, industrial and mixed use. Tenants judge the property by the entrance and the parking lot, and owners read every invoice. We schedule around tenants and loading docks, and the invoice matches the scope you approved. More on our work for commercial property managers.

Portfolio Managers

At 10 or more properties, the problem is comparison. If every site has a different vendor, a different scope and a different invoice layout, you cannot tell which property is underperforming. We use the same formats at every site and 1 account relationship across 3 counties. Read how we work with portfolio managers.

General Contractors

You need a landscape sub who reads the plans, schedules against final grade and inspections, puts substitutions in writing and closes the punch list with photos. Our page for general contractors explains how we fit into your schedule.

The Same 6 Steps for Every Account

  1. Walk. We walk the property with you or your representative and note what you care about most.
  2. Assess. You receive a written Property Assessment within 72 hours, with photos and plain recommendations.
  3. Propose. The proposal uses the same format every time, with a named scope and named exclusions.
  4. Launch. You get a named account manager with a direct line and a documented kickoff before the first visit.
  5. Serve. Every month you receive a documented service summary.
  6. Stay Close. Your account manager raises issues before they turn into complaints.

What You Know After Every Visit

After each visit, the person responsible for the property knows what was done and what needs attention next, with photos taken on site. We call this Every Visit Proof. It replaces the guesswork of driving by to check, and it gives you something concrete to forward when a board, owner or tenant asks a question. Over a year, those records also show how the property has changed, which makes budget conversations shorter.

1 Contract Instead of 5 Vendors

Most properties end up with separate companies for mowing, irrigation, trees, drainage and lighting, each pointing at the others when something fails. We run all of it under 1 scope:

  • Grounds care: mowing, edging, hedges, beds, fertilization and pest control, and robotic mowing.
  • Irrigation: repairs, new installs, controller programming, wet checks and audits.
  • Trees and palms: trimming, removal, stump grinding, seed pod removal and storm response.
  • Site work: drainage, shoreline erosion control, pavers, retaining walls and landscape lighting. Concrete and asphalt go through licensed subcontractors under our scope.

The full list is on our services page.

Start With a Walk of the Property

When you call, we schedule a walk of your property and follow it with a written Property Assessment within 72 hours. You will see what we found, what we recommend first and how the scope would be written before you commit to anything. Request a free quote or call (561) 309-9603.

Frequently Asked Questions

Do you work with small associations?

Yes. There is no size floor, and any HOA qualifies regardless of door count. Smaller communities get the same walk, written assessment and account manager as larger ones.

Yes. Grounds maintenance, irrigation, tree care, drainage, hardscape and lighting can all sit under 1 scope with 1 account manager. Work that requires a permitted trade, such as concrete or asphalt, is handled through licensed subcontractors and coordinated by us.

You get a walk of the property and a written Property Assessment within 72 hours, with photos and plain recommendations. The proposal that follows names what is included and what is excluded, so there is nothing to interpret later.

Green Image is based in Boca Raton and serves commercial properties across Palm Beach, Broward and Miami-Dade counties. A single account can include properties in all 3 counties.
