Maintenance keeps a property clean. It does not fix the entrance bed that thinned out 3 summers ago, the hedge with dead sections along the pool fence, or the islands where half the shrubs were never replaced. Those gaps add up, and residents notice them before the board does.

Green Image plans and installs landscape enhancements for HOAs, condo associations and commercial properties in Palm Beach, Broward and Miami-Dade. We document what is declining, write a scope the board can read in 5 minutes, and break larger work into phases so it fits the budget you actually have.

Landscape Enhancements for HOAs and Commercial Properties

What Counts as an Enhancement

An enhancement is any planned improvement beyond routine care. On most properties the list looks like this:

  • Entrance refreshes: rebuilding the beds around monuments and gatehouses so the first impression matches the property.
  • Declining plant material: replacing shrubs, groundcovers and hedges that have thinned, died back or outgrown their space.
  • Bed redesigns: reshaping beds that fight the site, such as sun loving plants under a canopy that has grown in.
  • Seasonal color: annual rotations at entrances, clubhouses and signage. See seasonal color installation.
  • Mulch: a full refresh to a consistent depth across all beds. See mulch installation.
  • Lighting: uplighting for monuments, palms and signage. See landscape lighting.
  • Turf repair: replacing worn or shaded out lawn areas with the right grass for the spot.

HOA Landscape Improvements Start With Photos

Boards approve what they can see. Before we write a number, we walk the property and photograph every area that needs attention. The proposal lists each area by name, what is wrong, what we recommend, and the plants and quantities involved.

  1. Walk: we walk the property with the manager or a board member.
  2. Assess: a written Property Assessment with photos arrives within 72 hours.
  3. Propose: named scope by area, named exclusions, and options ranked by impact.
  4. Phase: work is grouped so the board can approve phase 1 now and schedule the rest.
  5. Document: before and after photos of each area when the work is done.

That last step matters. A manager who can show the board the before and after for each line item has an easy meeting.

Entrance and Common Area Upgrades in Phases

Few associations can fund every upgrade at once. We build proposals in phases on purpose. Phase 1 is usually the entrance and anything visible from the main road. Phase 2 covers clubhouse and amenity areas. Phase 3 handles interior islands, perimeter hedges and buffers. Each phase stands alone, so the property looks finished after every step, not half done.

Plant choice follows the same logic as all our work. Under Plants for Life, we pick plants for the light, water and soil each bed actually gets, so the enhancement still looks right in year 3.

Timing Around the Budget Cycle and the Dry Season

Many associations set next year’s budget in the fall. That is the time to get enhancement proposals in front of the board, with photos, so the money is approved before the year starts.

Install timing matters too. South Florida’s dry season runs roughly from late fall into spring, and the rainy season from late spring into fall. Planting in the cooler dry months means less heat stress, but new plants depend on the irrigation system. We check zones and coverage before we plant, and repair problems through our irrigation repair team. Rainy season installs establish quickly but need attention to drainage and fungal pressure.

Frequently Asked Questions

What is the difference between maintenance and landscape enhancements?

Maintenance is the recurring work that keeps the property in its current condition: mowing, trimming, weeding, fertilization. Enhancements are planned improvements beyond that, such as replacing declining plants, redesigning beds or refreshing an entrance. We quote them separately so the board can see exactly what it is approving.

Yes. Our enhancement proposals are built in phases, and each phase stands on its own. Many boards approve the entrance first and schedule the rest in later budget years.

No. We do enhancement work for properties that use other maintenance vendors. The lifetime plant warranty applies only to full program accounts where Green Image handles maintenance, irrigation, and fertilization and pest control; otherwise new plant material carries a 30 day warranty.

Ask before your board sets the annual budget, usually in the fall for many associations. That gives time for a walk, an assessment and a proposal the board can include in next year’s numbers.
