Vince B. operates K1 Speed at 7970 Central Industrial Drive North in West Palm Beach, an indoor electric karting facility leased from Faropoint, a national industrial real estate owner. K1 Speed runs daily sessions for paying customers. Anything that disrupts power, water, or traffic flow to the building costs them hours of bookings, which is why grounds infrastructure — the systems behind irrigation, drainage, and the canal pump — matters far more to Vince than landscape appearance.
Property Challenges
Industrial tenants typically face a multi-vendor reality. The landlord uses one vendor for landscape, another for irrigation, sometimes a third for grounds infrastructure. When something fails on a Friday afternoon, the tenant calls the landlord, the landlord calls one vendor, that vendor inspects on Monday, identifies it isn’t their scope, and the tenant waits another week while a different vendor is scheduled.

Why Green Image?
Faropoint brought Green Image in as a single accountable vendor across all 7 of their South Florida industrial properties in September 2024. Sam Manchik handled the introduction. In May 2025, the canal pump at 7970 failed. The Green Image crew identified the failure on a routine walk, called Rick, and executed the repair the same day. Pump, main line, and contactor were all replaced before K1 Speed opened the next morning. Total: $4,280. K1 Speed lost zero operating hours.

The industry response time for industrial grounds infrastructure is 14 to 30 days from failure to repair when the vendor chain is multi-party. With Green Image as the single accountable vendor, the May 2025 response was under one day. That delta is the case.

Across 17 months of continuous service, K1 Speed has experienced zero documented days of grounds-related operational disruption. The single major infrastructure failure during that window — the canal pump in May 2025 — was diagnosed, sourced, and repaired in a single business day.
Faropoint’s recurring rate at the property increased 5% in February 2026 ($700 to $735 per month), an industry-standard increase that signals landlord confidence in tenant retention. K1 Speed has not signaled any intent to reduce footprint or exit the property.
