The Property
The property is a multifamily community in Delray Beach operated under public housing oversight. It runs on a weekly recurring landscape and grounds service agreement that has been in place since August 2023. Before Green Image, procurement rules forced a vendor change every 1 to 3 years, and each new vendor had to learn the property from scratch.
Property Challenges
The biggest operational pain was vendor instability. Each procurement cycle reset the relationship, and the new vendor spent its first 6 months learning the irrigation zones, the tree inventory, resident traffic patterns and the complaint history. By the time a vendor was up to speed, the contract was approaching its next ceiling.
Resident complaints were the daily friction point. The property needed a vendor whose work was visible enough that residents did not have to call the office about it, and who caught issues before residents noticed them.
Why Green Image?
Green Image won the service contract in August 2023 and turned the first walk into a property wide inventory: irrigation zones mapped, trees counted and documented, and a weekly visit schedule locked in. A standing line to Green Image management stayed open for anything that needed a same day response.
Over 28 months of continuous service, the rhythm became routine. Every week, the crew walked the property. Every week, a Visit Report documented condition. When something needed attention, the crew caught it on the walk before any resident reached the property office.

The result was a different operating rhythm. Resident landscape complaints dropped to roughly 1 per month, and the property office now spends about 1 hour per month on vendor coordination.
The number that mattered most for compliance: 0 tree related insurance claims across the 28 month run.
