The Property
The property is a senior living community in Lantana offering independent living, assisted living and memory care across multiple buildings, with 3 interior courtyards, walking paths, a pool and a mature tropical canopy. New leadership inherited grounds the previous management team had let slide. No tree inventory existed, the canopy was handled reactively, and nobody had reported on the condition of the palms over the walking paths in years.
Property Challenges
Branches came down on parked cars after afternoon thunderstorms. Dead palms leaned toward windows. The previous vendor walked the perimeter weekly and reported on the turf, but never produced a condition report on the canopy as a whole.
There was no count of how many hardwoods or palms the property was responsible for. Every emergency tree call came with a different urgency, a different vendor and a different invoice format. Ownership wanted predictability.
The stakes were higher than at a standard multifamily property. Seniors use the walking paths daily, some with limited mobility, and memory care residents rely on the shaded courtyards. A falling branch over a walking path at a senior living community is a safety incident, not just a property damage claim.
Why Green Image?
Green Image walked the property in January 2025 for an annual canopy review. Every tree got a number and a condition note, including the trees in the interior courtyards.
The review started in the courtyards, which were walled off from the parking lot and rarely generated complaints, so a weekly perimeter rotation could miss a dead palm standing among living ones. Within an hour the team had found 4 dead cabbage palms. 2 were over 20 feet tall, close enough to reach a roof or a walking path in high wind.
Green Image flagged the dead palms as a wind season risk and added them to the scope.

2 weeks later, the property had a written canopy plan: 65 hardwoods trimmed at species appropriate intensity, 63 cabbage palms cleaned, 5 queen palms groomed, and 4 dead cabbage palms removed with stumps ground. Leadership could take a written document to ownership instead of relaying a vendor phone call.
Ownership approved the plan in February. On March 6, 2025, 2 Green Image crews completed the entire scope in a single day: 137 trees.
