The Property
The tenant runs an indoor entertainment facility in a West Palm Beach industrial building owned by a national industrial real estate company. The business runs daily sessions for paying customers. Anything that disrupts power, water or traffic flow to the building costs hours of bookings, so grounds infrastructure (irrigation, drainage and the canal pump) matters far more to the tenant than appearance.
Property Challenges
Industrial tenants typically face a multivendor reality. The landlord uses one vendor for landscape, another for irrigation, sometimes a third for grounds infrastructure. When something fails on a Friday afternoon, the tenant calls the landlord, the landlord calls one vendor, that vendor inspects on Monday, identifies it isn’t their scope, and the tenant waits another week while a different vendor is scheduled.
For this tenant the failure mode was sharp. A failed canal pump means the property loses water flow. Irrigation goes dark, drainage backs up, and within hours the operating environment is compromised.
Why Green Image?
The owner brought Green Image in as the single accountable vendor across all 7 of its South Florida industrial properties in September 2024, with a response protocol that sends any infrastructure failure straight to Green Image instead of through a chain of vendors.
In May 2025, the canal pump at the property failed. The Green Image crew found the failure on a routine walk and completed the repair the same day. Pump, main line and contactor were all replaced before the tenant opened the next morning. The tenant lost 0 operating hours.
Beyond that repair, Green Image has handled the property’s grounds infrastructure as the single provider since September 2024. The exterior has been upgraded step by step: dead plants replaced, the front of the property cleaned up, and the canal infrastructure maintained as a working system rather than as cosmetic landscape.

With 1 accountable vendor instead of several, the May 2025 response took under 1 day.
Results
Across 17 months of continuous service, the tenant has had 0 documented days of grounds related operational disruption. The single major infrastructure failure in that window, the canal pump, was diagnosed, sourced and repaired in 1 business day.
The owner’s recurring service agreement at the property continued in February 2026, and the tenant has not signaled any intent to reduce its footprint or leave.
