Green Image runs irrigation as part of the same grounds program that mows, trims and fertilizes your property. We handle repairs, new installs, controller programming, wet checks and audits for HOAs, condominium associations, property managers and general contractors across Palm Beach, Broward and Miami-Dade.

When irrigation sits with a separate contractor, every dry patch turns into a debate. The landscaper blames the system. The irrigation company blames the mowers. The manager ends up explaining it to the board. One vendor for both removes the argument.

What We Handle

  • Repair and maintenance. Broken heads, leaking valves, line breaks, dead zones, wiring faults and drip repairs, plus the routine adjustments that keep a system working between visits.
  • Wet checks, inspections and audits. We run every zone, find what is broken or wasting water, and give you a written list of what we found with photos.
  • Controller programming and smart controllers. Run times set by zone, plant material and season, and weather based controllers where the property justifies one.
  • New installs. New systems and zone additions for landscape installations, enhancements and renovations, laid out for the plants going in.

How a Problem Gets Handled

  1. Spotted. Our crews are already on your property on a regular schedule for grounds maintenance. Dry turf, flooded beds and broken heads get flagged on the visit, not weeks later.
  2. Checked. The zone is run and the cause is found: a head, a valve, a line, the wiring or the controller.
  3. Fixed. Routine repairs under the limit you approve are done on the visit. Anything bigger is priced and sent to you before work starts.
  4. Documented. Every repair is photographed before and after and logged, so the manager has the record before the board asks.

Why South Florida Systems Need a Schedule

Our dry season runs from roughly November through May. Sandy soil drains fast, and a zone that stops working shows up as brown turf quickly. In the rainy season the opposite happens: systems run on top of daily storms, beds stay wet, and water bills climb for no reason.

Local watering rules also limit which days and hours a system can run. We program controllers to the schedule your property falls under and change run times as the seasons change.

Scheduled wet checks catch the problems before the turf does. Mowers clip heads. Plants grow over spray patterns. Valves stick. None of it fixes itself.

What Property Managers Get

  • One contract, one invoice and one phone number for grounds and irrigation
  • Photo records of every repair and every wet check
  • An approval limit you set, so routine fixes don’t wait and big ones don’t surprise you
  • Pricing laid out for board review
  • Crews that already know the property, the zones and the history

Frequently Asked Questions

Do I need a separate irrigation contractor?

No. Irrigation is part of the Green Image program. You don’t hire, schedule or manage a separate irrigation company, and there is no one to point fingers at.

A wet check is a zone by zone inspection with the system running. The tech turns on each zone and looks for broken or tilted heads, clogged nozzles, leaks, dry spots, overspray onto pavement and zones that won’t come on. Findings are photographed and reported.

Yes. We install new systems and add or rework zones as part of landscape installations, enhancements and renovations, then maintain them on the same program.

Yes. We start with a full wet check, document the condition of the system, and price any repairs needed to bring it up to standard before it goes on a maintenance schedule.

You set an approval limit. Routine repairs under that limit are done on the visit and shown on the invoice with photos. Anything over it is priced and sent to you for approval first.
